A closer look at your property

Are these the right documents?

The apartment number matches. But the parking space is listed separately, and its documents are missing. Ask the seller for them.

Why do the floor areas differ?

These two official records give different floor areas. They may count rooms and spaces differently. Ask what each figure includes.

Why is a mortgage still listed?

A mortgage is still registered against the property. The loan may already have been repaid. Your lawyer needs to check what must be done before the sale.

Request the parking-space documents. Ask for an explanation of the floor areas and the mortgage entry. Take these questions to your lawyer.

Is this the right check for me?

It is for buyers who have found a particular property in the Canary Islands and want to understand its documents before paying a deposit. Still choosing an island or area? Start with the free guides.

What should I check before paying a deposit?

Make sure the paperwork is for the right property. Ask who will receive your money and what you are agreeing to. Have your lawyer review the agreement before you sign or pay.

Can I just get the property documents myself?

Yes. You can order a nota simple, the Spanish Land Registry summary, directly. Our Property Check explains how the documents relate to each other and identifies questions that need answers. If you only need the summary, you may not need this service.

What if a document is missing?

We tell you what is missing and which questions we cannot answer. If a document is missing, some checks remain unresolved. We agree how to handle missing documents before you pay.

Will this tell me if I can rent to holiday guests?

No. That needs a separate check of the property and your plans. A holiday-rental sign or the seller’s existing permission is not enough to answer that question for you.

Who will prepare my report?

Before you pay, we name the person who will prepare your report and explain their role. Legal advice from GLEX & CO is a separate service with its own fee.

Tell your lawyer about the deadline. Send them the agreement and any proof of payment. Do not wait for a general report when you need advice on your next legal step.
