Nota simple in English: look up an entry

Look up a heading from your Spanish nota simple in English. The explanations and questions help you read the document. They do not provide a full translation or findings about your property. Use the linked guide to compare the record with Catastro.

Not legal or tax advice. The results do not confirm that a purchase is risk-free or that holiday letting is permitted.

Rules reviewed:

A nota simple is informative. It is not a registry certification. This glossary explains headings; it does not verify a property or establish rental or planning permission. Checks below are suggested review steps.

Identificación de la finca

Registered property details

Identifies the land registry and the registered property. The CRU is its unique registry code.

Checks to make · Suggestion

  • Match the registry, finca number and CRU to the deed and the property offered. Do not substitute a cadastral reference for the registry identity.

Titularidad

Registered rights holders

Names the holders of registered rights. Read the type and share of each right with the name.

Checks to make · Suggestion

  • Match all sellers to the registered rights holders. Ask for authority documents if someone signs for another person.
Sources and dates

Pleno dominio / nuda propiedad

Ownership and ownership shares

The entry states the registered ownership right and its share. Bare ownership is ownership subject to another person’s usufruct.

Checks to make · Suggestion

  • Check whether the sale includes full ownership or only a share or bare ownership. Have any separate usufruct reviewed.

Usufructo

Usufruct

A right to use and enjoy property owned by someone else, subject to its terms and the law.

Checks to make · Suggestion

  • Check the holder, duration and terms. Ask what must happen to the right before the proposed sale.

Descripción

Registered description

Checks to make · Suggestion

Recorded area

Shows an area recorded for the property. Check the type of measurement: plot area, built area and usable floor area are different.

Checks to make · Suggestion

  • Compare measurements made on the same basis. Ask a suitably qualified building professional to explain differences and unrecorded extensions. The recorded figure is not a fresh measurement of the property.

Checks to make · Suggestion

  • Match the reference to the cadastral map and dwelling. Check whether multiple properties or references are involved.

Coordinación gráfica con el Catastro

Registry–Catastro map coordination

The entry records whether the property is graphically coordinated with Catastro under the statutory procedure.

Checks to make · Suggestion

  • Read the status and date. Ask a technician or registrar to resolve a mismatch; a cadastral reference alone does not establish coordination.

Hipoteca

Mortgage charge

A registered security right ties the property to the secured obligation, whoever holds the property.

Checks to make · Suggestion

Cuota de participación

Share in the common property

Where a property has separate units and shared areas, the title assigns each unit a participation share linked to the common property and the rules for allocation.

Checks to make · Suggestion

  • Compare the quota and annexes with the community title. Request statutes, minutes and a separate community-debt certificate.

Documentos pendientes de despacho

Pending registry documents

A document may have been presented to the registry before its registration is completed. Presentation can affect priority.

Checks to make · Suggestion
